How to use Atlas, how to read it, and what to say
Atlas is a market-intelligence terminal you open during a client meeting. Pick a project and it walks you and your client through the briefing screens in order; the map stays on screen and re-draws itself as the argument moves.

2 · The briefing screens
- Project What exactly are we looking at?
Profile and status, possession, RERA, configurations, pricing and per-sqft pricing by configuration, photos and plans, amenities, and the project's score context. The map tilts into a slow orbit of the site; touch it and it stops for good.
- 3D Home What does a home here actually look like in three dimensions?
An interactive 3D model of each floor-plan configuration — rooms, walls, furniture and labels generated to scale from the unit's area. Drag to orbit, scroll to zoom, and switch between configurations. A plausible spatial reading of the layout, not a literal copy of the plan drawing.
- Developer Profile Who is building this, and how have their projects held value?
Identity and national footprint, projects in this city by stage, delivery reliability, notable local developments, and how their past projects have appreciated across recorded deals — always with the count beside the rate.
- Micromarket Where does this area sit, in its city and against comparable areas?
Market state, pricing and trend, top localities and developers, and a peer comparison. The map colours each locality by sale price per sq ft.
- Infrastructure What is coming that will change this area?
Infrastructure Projects ranked by status and distance, each with its impact and a plain line on what it does to the market. Stations are labelled with their distance; what isn't built yet is drawn dashed.
- Neighbourhood What will daily life here actually be like?
Connectivity and amenity scores with their breakdowns, the nearest metro, rail, road and airport with distances, and nearby schools, healthcare and emergency services — filtered by the distance chip, on the list and on the map.
- Kids & Family How family- and kid-friendly is this location?
Schools, play schools, playgrounds, parks, kids' hospitals, sports arenas and activity centres near the project — each with its distance, listed and pinned on a radar map so families can judge daily convenience at a glance.
- Lifestyle What's the lifestyle like around here for adults?
Cafés, restaurants, pubs and bars, gyms, malls, cinemas, co-working spaces and wellness spots near the project — each with its distance, listed and pinned on a radar map that walks through them one by one.
- Health How well is this location served for healthcare?
Hospitals, clinics, pharmacies, diagnostic labs, dental, eye care and veterinary services near the project — each with its distance, listed and pinned on a radar map that walks through them one by one.
- Religious What places of worship are nearby?
Temples, churches, mosques, gurudwaras and meditation centres near the project — each with its distance, listed and pinned on a radar map that walks through them one by one.
- Outlook So what happens next — and what backs that?
Three scenarios at 3 and 5 years, a price plan chart, a confidence label, and the two lists that answer "how do you know?" — what supports the outlook and what may limit it.
- Project 360 How does the project sit in its real-world surroundings?
An interactive 3D fly-around and satellite orbit of the development, pinpointing access roads, immediate neighbours, elevation, and site layout on the map.
- Score Card How does this property rate overall across all dimensions?
A comprehensive composite scorecard benchmarking the project on connectivity, infrastructure, lifestyle amenities, developer credibility, price-value balance, future growth potential, livability, and risk.
Every screen from Developer onwards opens with a one-to-three sentence summary — the claim the screen exists to make. Lead with it, let the client react, then answer from the blocks beneath.
3 · Reading the data
The market state badge
| Emerging | Value-priced for this city; early in its price cycle with room to grow |
|---|---|
| Appreciating | Mid-priced and climbing — among the city's faster-growing areas |
| Consolidating | Mid-priced with steady, established pricing |
| Mature | Premium-priced and still firm |
| Plateaued | Premium-priced and cooling — limited near-term headroom |
The three Outlook scenarios
| Realistic (Base) | What the area has actually been doing, refined by nearby recorded deals and the developer's record, tempered where the market or the property is already priced near the top of its range. |
|---|---|
| Optimistic (Upside) | Base plus the infrastructure lift, if the pipeline delivers roughly on schedule. The gap between Realistic and Optimistic is the infrastructure opportunity — not an error bar. |
| Conservative | Base minus a risk margin, which widens when the evidence disagrees with itself. |
The confidence label
| High | Solid price history behind this area, and the signals agree — present the forward view with confidence. |
|---|---|
| Medium | Thinner history, or signals that partly disagree — present it, then lean on the direct evidence on screens 3–6. |
| Low | Limited data behind it — treat the projection as indicative and say so. |
It moves no number. It is a caveat, not a score — it tells you how hard to lean.
Returns
Every return is benchmark or implied, never realised — entry prices valued at today's market. Say “comparable deals here imply around X% a year, across N deals”, never “our clients made X%”. The count is part of the claim.
When a screen is empty
| “No comparable deals nearby yet” | Too few recorded deals near this property — say so and move to the area's own price trend on the Micromarket screen. |
|---|---|
| “We have no recorded deals for this developer in this city” | Fall back to their scale and delivery record on the Developer screen. |
| Narrative not available yet | The screen still works — present from the evidence blocks. |
| Generated data banner | This clone shows a labelled, generated section where Atlas data was not captured; nothing generated is presented as captured. |
4 · What Atlas does not do
- No live availability or inventory.
- No forward view for commercial or retail — residential only.
- No realised returns, and no rental yield projection.
- No demand or resale-speed indicator, and no single overall score for a project.
- No client data is stored.
- No offline mode, and no phone support.
